Real Estate Strategy and Analysis Services: 

Peregrine worked with Milford Regional Medical Center (MRMC) to evaluate all leased properties. The task involved the comprehensive review of dozens of off- site locations. Our team reviewed all leases and extensions within the portfolio and established a central dashboard and track key portfolio metrics and information, including lease terms, annual occupancy costs and upcoming capital expenses. This dashboard is used to actively monitor all upcoming lease terminations and respond accordingly. Through this process we have performed valuation analyses for MRMC’s properties.

Transactional Advisory Services Provided:

• Work with client to identify key leasing terms and goals and negotiate directly with property owners;
• Perform market analysis to determine the fair market rent for each property and provide a recommendation to the to the management team on how to proceed; 
• Coordinate the development of a standard lease agreement and procedures to streamline Milford Regional Medical Center’s leasing process and reduce risk as the group expands their footprint.

Project Management - Owner’s Representative Services:

• Work with providers to define and locate needs for new locations, and manage the process to allow for hospital decisions.
