As real estate advisor and project manager, Peregrine completed the development of the 8.5-acre, 200,000 gross square foot mill complex (circa 1858) in East Providence, RI. This project involved the preservation-driven adaptive re-use of a former industrial, brownfield facility to a mixed-use campus consisting of 89 residential apartments, 60,000 square feet of commercial office and 7,800 square feet of retail space. The project included complex debt/equity financing involving historic tax credits and institutional debt.
In 2011, Phase II successfully restructured project financing and delivered 23 new apartments and over 10,000 square feet of commercial and retail space.
Phase III of the project consisted of an additional 68,000 square foot 5-story residential building. This phase of the campus project was completed October 2017.

Peregrine Group was engaged by Pet Food Experts ownership for the acquisition, negotiation, building assessment and tenant fit-out for a 55,000 square foot asset in Pawtucket, Rhode Island. Activities included managing the solicitations for additional project professionals, including design, legal, cost estimators, construction delivery, technology and move management. Peregrine worked closely with ownership to manage all aspects of the entitlement process to gain appropriate approvals within local & state offices and also managed the coordination of the bidding process with Owner, Contractor and design team.
Peregrine, led the redevelopment of a historically significant 1868 grand Victorian, oceanfront hotel located on Block Island Sound, one of the largest privately funded projects in RI. Opened in May 2010, the building includes a 49-key full-service, five-star hotel, 21 residences and spa/restaurant/beach amenities.
Peregrine successfully managed preservation and material assessment, demolition, brownfield remediation, site acquisition/due diligence, program and design management, entitlement and permitting process management, debt/equity capitalization, oversight of design and construction, and coordination of FF&E procurement and hotel opening with Pinnacle Advisory Group.

In conjunction with its affiliate partner, Scott’s Wharf LLC, Peregrine group, along with it's project team developed a 84 room boutique-hotel in the heart of downtown Newport, Rhode Island.
The newly constructed building includes retail shops, a world-class restaurant, office space and new hotel prominently located at the heart of the downtown waterfront. Our activities to included management of the project team including base-building and hotel architect, interior designer and site and landscape architecture, management of early discussions with local and state agencies having jurisdiction and economics and capital stack formation to determine project viability.
The project was completed in the summer of 2020.

Peregrine Group was hired to provide project management/owner’s representative services for the $14.5 million interior/exterior renovation of an occupied senior housing building in Brookline, Massachusetts. Peregrine managed high level coordination on behalf of the owner including contract negotiation, budget and schedule management as well as day-to-day oversight and QA/QC of the unit-by-unit renovation of MEP, fixture and finishes for more than 100 occupied units. Coordination included working with resident management services as residents moved to temporary swing space on a daily basis. Project also included a completely new envelope including windows, exterior cladding and roofing system all in a dense urban neighborhood.
Peregrine Group was designated as the Owner’s Program Manager by the Rhode Island Department of Administration in 2013 for the construction of a federally-funded 270,000 square foot, 208-bed State Veterans Home. In partnership with Ownership Peregrine led the entire project process from inception through designer selection, conceptualization, design and selection of a construction manager through the State’s Construction Management at Risk process. The state of the art facility opened its doors in November, 2017.
