Take a drive around Rhode Island’s cities and populated areas, and count the construction sites.  The building landscape of the Ocean State is changing every month. In Providence alone, several hotels are under active construction this spring.  A series of commercial construction projects is underway near the river, and many more are in process on paper, forming a pipeline of development that could keep construction companies and subcontractors busy for several years.  But what is good news for the long-starved, local building trades is creating headaches for many developers and building owners. That’s because construction costs are climbing in Rhode Island and throughout the Northeast, threatening not only the budgets for projects but also their viability.

Scott's Wharf LLC/Peregrine Group, in conjunction with Newport Harbor Corp., recently completed a $1.75 million renovation of the Newport Yachting Center and the Bohlin, a new wedding and special-event venue. Renovations began in early 2016 after Peregrine acquired the Newport Yachting Center and its wholly owned marina in December 2014 from the Newport Harbor Corp.

Even before Mayor Martin Walsh arrived to cut the ribbon on the new business, a long line of shoppers had formed to purchase from the hundreds of craft beer offerings at Craft Beer Cellar.  "There's pent-up demand in Roslindale," said Reeves, "We have many options for the beer lover and those with discriminating tastes."

New Rumford Center apartment complex eyes late 2017 occupancy

EAST PROVIDENCE — Rumford Center, the site of the successful renovation of the former Rumford Baking Soda Company grounds, will soon be expanded with the addition of a multi-unit residential apartment complex.


According to chief planner for the city Diane Feather, the structure being constructed presently is a five-story, 68,000 square foot wood frame building, which will house 80 residential apartment units with amenities for tenants. Those amenities include a community room, fitness center, rooftop terrace and clubhouse. The planning board gave its approval of the project back in April of this year. Peregrine Group LLC, housed at the same Rumford Center location, is the project developer. The new residences will bring the total available on the property up to 193.

The Roslindale Substation renovation is moving along, according to officials involved in the project.
Roslindale Village Main Streets (RVMS) Executive Director Christina DiLisio and Historic Boston Inc. Executive Director Kathy Kottaridis said the project is picking up momentum and work to the visible sides of the building will start to show in the coming weeks.
“We know that demolition is definitely still happening inside right now,” DiLisio said. “The end of June they are expecting that some re-pointing of some of the front of the building will be happening... It’s the stuff that’s in between the bricks... July is when the bricks that are in the windows on Cummins Highway will be removed, which is a big step and they anticipate having a building inspection conducted around September, and windows actually installed sometime around October.”

EAST PROVIDENCE, R.I. — Since it was reopened in 2008, Rumford Center, also known as the former Rumford Chemical Works, has been the place to meet in the Wannamoisett section of Rumford.
Ten historic industrial buildings are now the home of 113 loft apartments, a number of offices and two popular eateries, the Avenue N restaurant and a Seven Stars Bakery.  This neighborhood, west of Route 1A, also includes the Wannamoisett Country Club, a 105-acre golf and country club established in 1898.

Hot Property: Luxury living in Roslindale Village

The rents at a new apartment building in Roslindale Square are attracting a lot of interest from those who might otherwise rent downtown.

At the 43-unit Parkside on Adams, rents are up to $1,000 less per month than those in downtown luxury complexes.

“We’re getting lots of calls from downtown brokers because of the great value here,” said Trudy McGuire of Roslindale’s Insight Realty Group, who is handling the leasing.


Studio apartments at Parkside, ranging from 505 to 574 square feet, are priced between $1,550- $1,575 per month. One-bedrooms, with anywhere from 731 to 1,239 square feet, are going for between $2,100 and $2,400. Two bedrooms with 904 to 1,049 square feet are leasing for between $2,600 and $2,700 a month.

Rhode Island Housing’s Board of Commissioners approved funding for an important development in Providence's West End neighborhood. Sankofa Apartments, which is being developed by West Elmwood Housing Development Corporation (WEHDC) in partnership with the Peregrine Group, received firm approval for $1.17 million in federal Housing Tax Credits, a $378,000 First Mortgage through Rhode Island Housing, and a $9.6 million Revolving Construction Loan from Rhode Island Housing.
